Sleeps 12 in Devon: big houses for your group

This page covers 21 houses in Devon for groups of 12 to 13. 14 have a hot tub, 5 have a pool, 16 have a games room and 4 take dogs.

5 to 6 bedrooms apiece; the agency page lists them room by room. Expect from £1,054 a week for the cheapest and around £1,704 for a typical one (checked 1 November 2026).

Ask about the damage deposit and whether linen, towels and a welcome pack are included; both vary between agencies. Click through to the agency page to check dates. We are paid a commission on bookings, which never changes the price you see there. Order is by sleeps, then by weekly price.

Organiser's notes

Twelve in Devon, the practical bits

  • Beds that are actually beds

"Sleeps 12" can include sofa beds. These houses have 5 to 6 bedrooms; the facts table on each house page shows bedrooms and bathrooms from the feed. 5 bedrooms for 12 means bunks, sofa beds or sharing.

  • Celebrations

4 of the 21 say celebrations are welcome in their listing, and 17 do not say either way: ask before you pay a deposit. A yes can still come with a 10pm quiet rule.

  • The weekly price

From prices run £1,054 to £2,793 a week in the feeds on 1 November 2026. Peak weeks cost more and weekends are usually priced separately on the agency page.
