Party houses to rent in the UK

A party house is a big house that lets you celebrate in it. That is rarer than it sounds: most UK letting agencies ban hen and stag groups, and plenty say no to any party at all. This page lists 397 houses sleeping 10 to 34 whose listing does not say no. 70 say celebrations are welcome outright. The rest do not mention it, so the chip says "ask the owner".

Hot tub and games room houses come first because that is what people booking a 40th, a hen do or a New Year actually want. 164 of these have a hot tub and 193 a games room. Weekly prices start from £646, and weekends are usually priced separately on the agency page.

Before you pay a deposit: tell the agency it is a celebration and how many people. Ask about noise rules, whether a security deposit is held, and whether the sleeps number includes sofa beds. A house that says "celebrations welcome" can still have a 10pm quiet rule.

Organiser's notes

Big houses across the UK, the practical bits

  • Beds that are actually beds

"Sleeps 10" can include sofa beds. These houses have 3 to 15 bedrooms; the facts table on each house page shows bedrooms and bathrooms from the feed. 3 bedrooms for 10 means bunks, sofa beds or sharing.

  • Celebrations

70 of the 397 say celebrations are welcome in their listing, and 327 do not say either way: ask before you pay a deposit. A yes can still come with a 10pm quiet rule.

  • The weekly price

From prices run £646 to £14,485 a week in the feeds on 1 November 2026. Peak weeks cost more and weekends are usually priced separately on the agency page.
