Organiser's notes
If you have already had a booking rejected, you know the problem. Agencies filter for “groups of single-sex adults” and say no. The houses on this page are the ones whose listing says celebrations are welcome. We do not show the “ask the owner” houses here, because for a stag group the answer is usually no and you want to spend your time on the ones that will say yes.
Be straight with the agency. Say it is a stag weekend and how many. A house that takes stags will usually ask for a larger security deposit, £500 to £1,000 is common for a big house, and for one named person to be responsible. That person should be the one who reads the terms.
Games room beats hot tub for a stag, in our experience, because twelve people cannot be in a hot tub and a pool table keeps a group in one place. Houses with both are at the top of the grid.
Minimum stays. Two nights is standard, three on bank holidays, and some houses only do Friday arrivals. Check the changeover day before you book flights or trains.
Getting there and back. The city pages under party houses use a rough 40-minute drive time from the centre. For a stag, closer is better: taxis to and from a rural house for twelve people add up fast, and the house will not thank you for a 2am convoy.
Damage. Decide before you go how a damage charge gets split. Agencies deduct from the deposit and bill the lead name for anything over. It is much easier to agree “equal split” in the group chat than to argue it afterwards.
Food. A house for 14 with one oven is not a house for 14 at breakfast. Look for two ovens or a range in the photos, or plan on going out.
Sorted hot tub and games room first, then by size. The agency page has dates and the full terms.
