We list 214 houses, cottages and lodges across the UK that sleep 10 to 11. 75 have a hot tub, 36 have a pool, 86 have a games room and 30 take dogs. Most are houses (149); the rest are farmhouses (22) and barns (20).

The cheapest starts from £646 a week (prices checked 1 November 2026); the middle of the range is about £1,532. Split £1,532 between 11 people and it is about £139 each for the week. Bedroom counts run from 3 to 7; check the bathroom ratio before you commit.

    "Sleeps 10" can include sofa beds. These houses have 3 to 7 bedrooms; the facts table on each house page shows bedrooms and bathrooms from the feed. 3 bedrooms for 10 means bunks, sofa beds or sharing.

  • Celebrations

    22 of the 214 say celebrations are welcome in their listing, 16 say no to parties, hen or stag groups, and 176 do not say either way: ask before you pay a deposit. A yes can still come with a 10pm quiet rule.

  • The weekly price
